What funds are needed to move in?

You will need to pay a reserve deposit to secure a property during the application process. The reserve deposit will become your security deposit held for your lease period if your application is approved and all required documents are submitted.

A $65.00 application fee (per tenant) must be paid as well.  First and last month's rent are due upon your move-in date.

 

What forms of payment do you accept?

We accept cash, checks, cashier’s checks, money orders, and travelers' checks in the office. Rent can be paid online through the third-party company Zego, but online payment cannot be counted as received until deposited into our account. To ensure payments are made on time, please initiate payment with Zego far enough ahead that it has time to finish processing.

If mailing payment, we can not count payment as received until we received it. The post mark date is irrelevant. Please mail your payment far enough ahead that it has time to reach us.

 

When is rent due?

Rent is due on the 1st of every month during your lease. We extend a grace period (free from late fees) through the 3rd day of the month. If you cannot make it to the office during business hours, we have a mail slot for drop offs on the office back (teal) door. Only checks and money orders can be placed in the drop box, please DO NOT PLACE ANY CASH IN THE DROP BOX.

Any payments received after the 3rd are considered late. On the 4th late fees begin accruing, late fees are $75 for the 4th PLUS $5 for each additional day after the 4th until rent is paid in full. A three-day notice will be posted on the 4th or the following business day after if rent is not paid before the 4th.

 

Are utilities included in rent?

Unless it is specifically listed and included in your lease, utilities are not included.

 

Are pets allowed?

Allowing pets are the decision of an individual Landlord/Property Owner. As such, each property is different, if the Landlord is open to pets it will be included in the property’s ad.

To seek Landlord approval, we will need to know species, breed, age, weight, sex, vaccination status, and spay/neuter status. If the Landlord grants approval, the pet’s addition to the lease is subject to fees, deposits, and/or pet rent to be determined by the Landlord.

 

Is subletting allowed?

Yes, there is a fee payable by either party. Procurement of the Subletting prospect is the sole responsibility of the current tenant; once found the subletting prospect must be approved. The sublettor must submit a rental application, pay the $65 application fee, and provide proof of sufficient income or a notarized guarantor.

 

How long are lease periods?

Leases are 12 months. In rare instances properties will offer shorter terms, please call for more information on specific properties.

 

What qualifications must I have to pass the applicant screening?

All tenants must submit applications and proof of financial ability to support the lease.

All applications are submitted to a third-party screening company for full background checks, both credit and criminal. The screening company then comes back with a report and approval determination.

Financial ability is satisfied by either providing proof of sufficient income (monthly income needs to be about 3x the monthly rent) or by providing a notarized guarantor. If one tenant must have a guarantor then all tenants on the lease must have a guarantor.
